Lease Rider

If you are a homeowner and you are thinking about renting your unit. Here's a few things you should know. 

Tenancy shall be defined as occupancy of a unit by someone other than the record owner.

1. Section 20 of the Master Deed provides no lease shall be for less than a 180 day term and all leases shall be in writing and subject to the governing documents and Rules and Regulations of the Association.

2. Pursuant to Article V, Section 11, Paragraph D, the Board has the power to adopt and amend the rules and regulations covering the operation, use and occupancy of the units, common elements and Association facilities

3.  No owner may lease out less than an entire unit and the unit may only be used for residential purposes only as provided for in the governing documents.

4.  Any owner who leases any unit shall, at least fifteen (15) days prior to the commencement of such lease, supply to the Association's managing agent the name of each such tenant, the term of such lease, a copy of the lease and a completed lease rider attached hereto as Exhibit A. <------Click here for the rider.

5.  Each unit owner will be assessed an administrative fee in the amount of $50.00 or such other amount as set by resolution of the Board for each new lease to be paid at the time the new lease is submitted to the Board in compliance with this regulation.
